Americas Capital Partners could build self-storage in Ojus near Aventura – South Florida Business Journal – South Florida Business Journal

With plans for an office condo called off, a property in the Ojus area near Aventura could be sold to a self-storage developer.
Coral Gables-based Americas Capital Partners filed a pre-application with Miami-Dade County officials for the 0.49-acre site at 2655 N.E. 186th Terrace. The vacant site is currently owned by 2655 Developers LLC, an affiliate of Miami-based Premium Developer Group.
In 2017, Premium Developer Group launched sales for an office condo project there called Emerald. However, no construction has taken place.
Americas Capital Partners built a self-storage facility directly on the north side of the site in 2018.
“We would like to expand our existing facility next door with an aesthetically updated design,” Americas Capital Partners CEO Sergio Socolsky said. “We think the use is a very well suited for the site that has challenging access and location characteristics for other uses that create more traffic and demand more parking.”
Its development application calls for a seven-story, 112,600-square-foot self-storage building and 13 parking spaces. It was designed by Deerfield Beach architect Kenneth R. Carlson.
Developers file pre-applications to receive feedback from county officials before submitting official applications.
According to StorageCafé, the South Florida self-storage market added 1.4 million square feet in 2020, making it the fourth most-active metropolitan area. However, that was down from 1.7 million square feet delivered in 2019. Rents were up 1.2%, one of the largest increases in the nation.
